Moapa Valley Progress

The Moapa Valley Town Advisory Board will meet tonight at 7:00 p.m. at the Overton Community Center.
Two zoning items will be brought before the board. The first request, from A.A. Robison Family Trust, is for a Variance Fourth Extension of Time to review a manufactured home as a residence in conjunction with an existing residence on 1.0 acre in an R-U (Rural Open Land) Zone. Generally located on the south side of Moapa Valley Boulevard, 1,400 feet east of Rice Street.
The second zoning item is a request from Guadalupe and Maria Martinez for USE PERMITS for the following: 1) reduced separation between outside dining and residential development; and 2) eliminate the requirement for a 48 inch wide pedestrian access around the perimeter of the outside dining area. WAIVERS OF DEVELOPMENT STANDARDS for the following: 1) access onto a local street (Catherine Avenue); 2) eliminate full off-sites (excluding paving) for Catherine Avenue and Moapa Valley Boulevard; and 3) eliminate detached sidewalk requirements per the Moapa Valley Overlay District. DESIGN REVIEW for a restaurant with outside dining on 1.2 acres in a C-1 (Local Business) Zone within the Moapa Valley Overlay District. Generally located on the southwest corner of Moapa Valley Boulevard and Catherine Avenue within Moapa Valley.
