MVTAB Approves Plans For Auto Parts New Store In Overton

The eastern elevation rendering of a proposed O’Reilly Auto Parts store in Overton which was displayed at the MVTAB meeting last week.

The downtown commercial district of Overton may soon become the home of an all-new business to the community.

In a meeting held Wednesday night, Aug. 14, the Moapa Valley Town Advisory Board (MVTAB) heard a zoning request by O’Reilly Auto Enterprises, LLC for a new retail auto parts store proposed on the property at the corner of Moapa Valley Blvd. and Bonelli Ave., just east of the Overton Post Office.

The plans show a 7200 sq ft commercial building with earth-toned exterior of stucco and masonry. The building would have a total height of 22 feet.

The front of the structure would face Moapa Valley Blvd with the back of the building set along the western border of the lot, against the adjacent apartment complex property.
There would be two entry points into the 39-space parking area in front of the building. The first would be on Moapa Valley Blvd near the post office entry. The second would be on Bonelli Ave. facing the rear yard of the current Cappalappa Family Resource Center building.

The landscaping plan proposes detached sidewalks with a 15 foot wide landscaped area along both MV Blvd and Bonelli Ave. with medium-sized trees as well as shrubs and ground cover.

According to the proposal, the hours of operation for the store would be Monday through Saturday from 7:30 am to 10 pm; and Sunday from 8 am to 8 pm.
Eric Reitz, who was representing O’Reilly before the MVTAB, said that because of the odd shape of the parcel, a waiver of standards was being request to allow the entryway at Bonelli to be only 115 feet from the intersection of M.V. Blvd, rather than the 190 feet required by county code.

In addition, Reitz explained that a waiver was requested to allow a parking area between the building and the street, which is not in compliance with the Moapa Valley Overlay document.

MVTAB members had no problem with the requests being made. With very little public comment or board discussion, MVTAB member Lois Hall made a motion to approve the requests for the two waivers and the design review for the store. The board agreed with the motion with a unanimous vote.

  1. If O’Reilly auto parts comes to our town, it would put Overton Auto parts out of business. Let’s think twice about what we are doing to our local businesses that have been here for years. This is NOT a good idea.

  2. Napa Auto part has been a full service store for as long as I have lived in the valley (52 yrs) there has been other attempts to open competing Major Auto parts Dealers but they failed! Napa has provided additional services not offered by these retail stores ,a loss of these services would be felt by many auto repair mechanics ,that probably wouldn’t be offered by general retailers!!!
